Butler Manor House Rules Welcome to Butler Manor, where we invite you to **Gather • Restore • Celebrate**. These guidelines help us protect the home, preserve its character, respect our neighbors, and provide a comfortable experience for every guest. 1. Occupancy & Registered Guests Only guests listed on the reservation may stay at Butler Manor. Maximum occupancy is 5 guests and may not be exceeded without the host's prior written approval. Unregistered overnight guests are not permitted. All visitors require prior host approval. Please ensure your reservation reflects the correct number of guests. 2. No Parties, Events, or Unauthorized Gatherings Parties, events, receptions, large gatherings, and unauthorized activities are not permitted without prior approval. This includes, but is not limited to: * Parties or celebrations * Receptions * Group events * Unauthorized photo or video shoots * Commercial activities * Outside vendors or service providers Outside vendors including DJs, caterers, decorators, photographers, or similar services require prior written approval from the host. Violations may result in cancellation or other action consistent with Airbnb policies. Guests may also be responsible for documented damages, excessive cleaning, or other eligible costs resulting from a violation. 3. Quiet Hours Quiet hours are 10:00 PM–8:00 AM daily. During quiet hours, please keep music, conversations, television, outdoor activity, and other noise at a respectful level. Excessive noise or disruptive activity that disturbs neighbors is not permitted at any time. 4. Children & Safety Butler Manor is **not childproofed**. Guests traveling with children are responsible for supervising them at all times and ensuring their safety throughout the home and outdoor areas. Please use appropriate caution around furniture, appliances, outdoor areas, and the property's natural surroundings. 5. No Pets Butler Manor is a **no-pets property**. Service Animals Service animals are accommodated in accordance with applicable Airbnb policies and applicable law. Service animals are not considered pets and are not subject to the property's no-pet rule. Guests traveling with a service animal are responsible for maintaining control of the animal, complying with applicable Airbnb requirements, and cleaning up after the animal. Guests are responsible for documented damage to the property caused by a service animal beyond normal wear and tear, in accordance with applicable Airbnb policies. 6. No Smoking, Vaping, or Illegal Drug Use Butler Manor is 100% smoke-free and vape-free. Smoking or vaping of any kind is prohibited inside the home, including cigarettes, cigars, e-cigarettes, hookah, cannabis/marijuana, or similar substances. Smoke at least 25 feet from doors, operable windows, and ventilation openings outdoors. Illegal drugs and illegal drug-related activity are prohibited on the property. Evidence of smoking or vaping inside the home including odor, ash, residue, burns, or damage will result in additional cleaning, remediation, or damage charges, as applicable. 7. Thermostat & Energy Conservation To protect the HVAC system and conserve energy, please set the thermostat to: Summer: 78°F Winter: 65°F If leaving the property for more than 2 hours: Close all exterior doors and windows. Set the thermostat to the appropriate temperature above. Do not set the A/C excessively low. 8. Antique & Decorative Furnishings Please admire, but do not touch, move, sit on, lean against, open, or handle antique furniture, artwork, collectibles, or decorative items unless specifically designated for guest use. Please do not place food, drinks, luggage, clothing, or personal belongings on these items. Documented damage or loss caused by unauthorized handling or misuse will result in additional charges. Thank you for helping us preserve the beauty and history of Butler Manor. 9. Extended Stays & Required Mid-Stay Cleaning For stays longer than 7 nights, professional mid-stay cleaning is required to keep Butler Manor clean, comfortable, and well-maintained. Cleaning Schedule 1–7 nights: $200 standard cleaning fee, completed after check-out. 8–21 nights: $200 required mid-stay cleaning fee. 22+ nights: $200 required cleaning approximately every 14 days. We will schedule cleaning with the guest in advance based on the length of the stay. Mid-Stay Cleaning Includes * General cleaning and resetting of the home * Kitchen and bathrooms * Vacuuming and/or mopping * Common areas * Household trash removal * Linens and towels changed as needed Guest Access Guests must provide reasonable access for scheduled cleaning and may be asked to temporarily leave the home while cleaning is performed. Guests cannot decline, cancel, or indefinitely postpone required cleaning. Additional Cleaning or Damage The cleaning fee covers scheduled cleaning only. Guests may be responsible for documented costs related to excessive cleaning, stains, damage, misuse, unauthorized occupants, or house-rule violations, subject to applicable platform policies and law. Our goal is simple: extended stays should be just as clean, comfortable, and well-maintained as shorter stays. 10. EXTENDED & LONG-TERM STAYS 28+ NIGHT A starter supply of basic household essentials is provided upon arrival. For stays of 7 nights or longer, guests are responsible for replenishing consumable supplies**, including: * Toiletries * Toilet paper and paper products * Laundry detergent * Other personal-use items 11. RESIDENTIAL USE ONLY Butler Manor is for residential lodging and personal travel only. Commercial use, including filming, content creation, photo/video shoots, business activities, or organized activities, requires the host's prior written approval. No commercial photography or filming is permitted without the host's written approval. 12. CARE OF THE PROPERTY Please treat Butler Manor with the same care and respect you would give your own home. Guests are expected to: * Report damage or maintenance concerns promptly. * Use appliances, furnishings, and amenities appropriately. * Keep doors and windows secured when appropriate. * Avoid unnecessary damage or excessive mess. * Leave the home in reasonable condition at checkout. * **Do not move furniture or decorative items.** Guests may be responsible for documented damage, loss, or excessive cleaning resulting from misuse, negligence, or violation of these house rules. 13. TRASH Please place all household trash in the designated outdoor trash container. Do not leave loose trash or garbage bags outside the designated container, as this may attract insects or wildlife. 14. KITCHEN USE Guests are welcome to use the fully equipped kitchen. Please: * Clean dishes or place them in the dishwasher after use. * Wipe countertops and the stovetop after cooking. * Turn off the stove, oven, and appliances when finished. * Never leave cooking unattended. * Use the exhaust fan while cooking. * Let grease cool before placing it in the trash. * Never pour grease or oil down the sink. * Do not put coffee grounds or food scraps down the sink. These guidelines help protect the plumbing and septic system. **Damage caused by misuse of appliances, plumbing, or the septic system will result in additional charges.** 15. SECURITY AND PRIVACY Exterior security devices may be used in outdoor areas for safety and security. No cameras or monitoring devices are located inside the home or in guest-accessible indoor areas. All security devices comply with Airbnb policies and applicable laws. 16. CHECK-IN & CHECK-OUT **Check-in:** After 4:00 PM **Check-out:** By 10:00 AM Guests are expected to follow all check-in and check-out instructions provided for their reservation. The property is located on approximately 1.1 acres, giving guests a peaceful setting and space to enjoy during their stay. For your privacy and security, **exterior security cameras are located outside the home only. There are no cameras inside the guest spaces.** Guests have the home to themselves throughout their stay.
